Mississauga is growing and our communities are evolving. To ensure the healthy development of our City, we are creating policies to direct potential redevelopment and intensification at strategic areas. The Reimagining the Mall project will guide the long-term evolution of five (5) areas anchored by the following indoor shopping malls:

The study will help to ensure that future intensification in these areas is done in a way that fosters healthy, mixed-use communities. The idea being that you can live, work, play and raise a family all within your own “complete community". The purpose of the project is to make sure that land use policy is proactively in place should a landowner choose to redevelop in the future.

Reimagining the Mall is being led by the City of Mississauga in partnership with the Region of Peel. A consultant team led by Gladki Planning Associates, and supported by DTAH and urbanMetrics, is providing specialized expertise in land use planning, policy development, urban design, and finance.

Rockwood Mall almost always has big tall weeds growing in front of Shoppers Drug Mart. Looks neglected. It would be nice to see nicely groomed flower beds.

Reimagining Meadowvale Mall:
We have lived in Meadowvale area for over 35 years. We have lovely green spaces ex green belts, lakes and parks. Also, I’ve heard of new plans are in the process for a green space on Tenth Line.
A suggestion for the redevelopment of the Meadowvale Mall area would be to add some entertainment venues. For years we’ve had to drive our children out of our neighbourhood to participate in this type of activities. Also, would be great for adult and senior use. We already have Meadowvale theatre as an entertainment venue. Possible suggestions would be to add some of the following ex. Movie theatres, Mini Golf, Trampoline, Laser Quest etc.to give a few suggestions.
We feel it would be advantageous to offer children activities to keep them active with their friends. Sports activities like hockey, soccer, dance etc are offered in Meadowvale for active living. It would be great to offer other activities for people to participate in, so that they can expand their friendships and circle of friends.

Please ensure every mall has a strong police presence so that there is deterrence of dangerous practices in public (e.g. gang, altercations, etc.). Also, please make sure there is a counselling or public funded well-being service in every mall. For example Canadian Mental Health Association should be allowed an office in every mall to offer information to anyone in the community and/or list of resources in our local community on mental health and addictions.

are the planning teams talking to Metrolinx and sharing their ideas ? the new Cooksville Hub and LRT visiin might benefit the outcome of this excersise. Planning as a whole not piecemeal planning as in the past. therr should be an integrated approach to planning for growth in Mississauga.will we be receiving feedback on our comments?

1. Design public spaces for people first, not cars. A mall can be a central place in the city, but it needs to feel like a square with mixed-use space all around, fountains, lawns, squares, flowers, and maybe even food trucks.

2. Developing from the first point, invest in putting the parking lots underground, to create a safer and more welcoming space for all citizens.

3. Integrate public transport, work to connect the city malls to the public transport infrastructure of neighboring cities. (Toronto, Oakville, Brampton) Maybe even consider partnering on a subway extension, like the one planned decades ago to Square One.

Add art installations, to make memories. I remember as a child taking pictures at the Eaton center with the geese, and the fountain.

Integrated community services like a library or rec center.

Theme the malls so they each specialize is something unique. One with places to eat or cafes that are not found everywhere. Another could focus on technology. One could focus on the city’s history/heritage with exhibits etc. One could focus on children with things lick chuckecheese and parks etc.

Include live theatres similar to the living arts center. Or maybe a bigger theatre to hold live concerts with big names to draw people to the city.

Include a hotel with a shuttle from the airport to bring more tourists to the area.

High speed/express regular links between all the malls.

University/college campuses on or near site. This would help the businesses in the mall and also generate an energy from the next generation.

Museums or planetarium to make a destination for classroom field trips. Maybe get a technology company like Google or something make a technology installation that would allow them to showcase their technology while at the same time being a draw for class rooms so the children can play with the technology and be inspired.

Pedestrian bridges near the malls to make it more pedestrian friendly for nearby residents.

Solar panels over the parking spaces to provide shade the the cars.

City to promote event calendar for each mall similar to what it does for celebration square. Have a variety of events throughout the year to keep things fresh to keep people coming back.

Sheridan mall should be another St Lawrence market. Where people can go and get gourmet cheese, fresh flowers, fresh fish etc..All merchants should be specialty vendors combine with farmers’ market. Boston public market, la Boqueria in Barcelona. That is what people want!

new developments are following a new trend: shops, offices and houses in the same place. It will be nice to see shops, grocery stores, restaurants, coffee shops, a park with trees and benches, a place with an European style. No apartments or houses. There are already several buildings in the area and adding more population to the area, will impact the neighbourhoods around with more local traffic, more gargabe, more crime. This comment is for the Sheridan mall.

RE: Sheridan Mall
This mall has better "bones" than some other smaller malls like Rockwood and Westdale. Unfortunately Eaton's going big, then bust dealt a blow, followed by a similar situation with Target. It fronts on a near highway (Erin Mills Pkwy @ 70km/h) and gives it's ugly backside to the residential area adjacent to the east. However, it has potential. Some thoughts:
- Play up the "secret" library as a draw: Signage in front; placement on a good space inside; maybe even adjoining cafe like Chapters/Starbucks does.
- Consider indoor activity space: the huge empty Target space could house indoor playground (like the park - but without snow into April!), running track, basketball courts, or any other space-needy activity space that is not available at Clarkson or South Common CCs due to bookings or space. Children/youths are not getting enough exercise; would more "drop-in" space help? Would parents bring there kids here, grab a coffee and snack, and sit on a bench to watch - all inside during bad weather?
- I don't see a huge bar/theatres/arcade complex as being attractive; that would only compete with the complex at Winston Churchill, and could become less family-friendly. However, some appropriately scaled entertainment and dining could help attract people that don't want to deal with a mega-plex.
- A question is: can the indoor mall take the place of the old "town square", where people could walk, dine, shop, relax, in a similar way to a public square? Should malls be required to have a pact with the City where it's not "shop or get out", the ladies' walking club can do their thing, guys playing chess can do so undisturbed, etc. as part of the trade-off for building a huge building where city streets would have existined without the mall?

Attended Community Meeting for Meadowvale, Apr. 12. Transportation was included in the agenda. The sheer area of road surface in Mississauga and car exhaust is one of the most disappointing aspects of the region. The arterial roads are mostly very similar which adds a monotonous distaste to the roadways. In design terms, the road system design is not consistent with the common single family dwelling with a nice backyard - this adds to the disappointing nature of the roadways. although density is going to be increased, some variety / healthy transportation options would be very beneficial to community health and wellbeing.
One interesting solution could be to add a monorail system where possible and affordable, electric powered with optional human power assist. This could become part of a scheme to bring the lakeshore within reasonable access of most of Mississauga.

I think that the goal should be to look at how more community services and higher density housing can be provided within the malls. I live near Sheridan Centre and if there is new housing, it should definitely be high mixed use density.

Rockwood - De-malling with increased density is going to product the biggest change. The area is already fairly well served in terms of community amenities and transit but maybe some basketball courts, pool, daycare, YMCA, indoor / outdoor soccer, running track. At lease there seems to be more or a vision than stick a condo tower on the corner.

Hi. I attended the Erin Mills community meeting and it was great. What I heard was we would love a community hub at the mall, similar to Square One, where there is a celebration square, for indoor and outdoor activities and community gatherings for celebrations, ice skating, movie nights. Making use of unusable green spaces and parking that should be underground is necessary to free up space for farmers market, community garden, shared spaces for work or retail, affordable for work and living, and most importantly a business hub as well. . Also a theme of scale, and mixed uses, away from box structures, more open and inclusive at street level, to make a more enjoyable walk, where tall buildings would be set back from the streets. One more theme was walkable connections between community centre, schools and mall with covered seating areas and more trees, and piazzas, and transit that connects to main stations more directly, with a covered waiting areas, making it more accessible for seniors. Streetsville is a living proof of how the different scales and uses make a walkable and enjoyable environment. Mix of home ownership, rent, affordable, high end, small, large, variety of retail, indoor, outdoor...a healthy mix.

We would like to see more variety in stores at Erin Mills TC. There are not enough stores for men or even maternity. With the major vacancies left by Sears and other stores, we would like to see more Outdoor/Sport stores in place.

The neighbourhood could benefit from a SAIL, MEC, Bass Pro, etc. Those are large stores that offer boating, fishing, camping, cycling, clothing and other outdoor gear which can appeal to a lot of different interests. The closest Outdoor stores are in Toronto, Vaughn or Burlington. We have the credit river and the Lake at our doorstep, not to mention the many hiking trails and green spaces, so why not have stores that appeal to the neighbourhood?

My second vote would be a VIP Cineplex movie theatre. The closest VIP movie theatre is in Oakville/Burlington and there are only 3 VIPs cinemas there. That means if a large movie like Black Panther is planning, they are likely taking up three screens. The next closest VIP is in Toronto.

There should be no intensification at Erin Mills Town Centre as the "string of high rise condos" along Eglington (already built, under construction or about to be built) from Erin Mills Parkway to Winston Churchill Blvd. provide more than enough intensification for the area. Instead, the unused outdoor areas could be used to provide for leisure activities and health facilities for existing and all the new people.
In addition, the increased population in the area may require that a limited number of stores be added to the Centre and some existing ones enlarged.

1. Building over malls should be considered, or underused sections removed and replaced with taller structures.
2. Per city goal, net zero carbon retrofits needs to be examined and implemented.
3. Green roofs should be part of the net zero carbon expectation.
4. Parking lot materials to facilitate storm water management need to be considered.
5. Unused parking needs to be converted into green space.
